Area statistics provide the broad market picture for sales or rentals: live stock, new listings, recent agreements, median asking price or rent and bedroom-level breakdowns.
The statistical pages can broaden from a full postcode to its sector or district when the most local sample is too small, making it clear which geography is actually being analysed.
Understand speed and pricing behaviour.
Market dynamics looks beyond headline stock counts. It includes stock-age bands, agreement timing and the relationship between price reductions and the eventual time to SSTC or let agreed.
You can see typical time to first reduction, typical agreement time for listings that did not reduce, agreement time for those that did, and fall-through incidence where the lifecycle data supports it.

Comparable properties are plotted geographically and positioned against the sample median. This makes clusters and unusually priced listings easier to identify than from a table alone.

Enter a proposed asking price or rent, bedrooms and optional property type. The scenario compares that figure with live competing stock and recent local lifecycle evidence to give an indicative market-fit assessment.
It is designed as a decision-support tool rather than a valuation or guaranteed probability of sale or letting. The comparable sample remains visible so the assessment can be challenged and understood.

Property detail combines the advertised listing with market intelligence: current asking value, comparable median, broader local median, similar live stock, typical agreement time and reduction evidence.
This makes it possible to move directly from an area-level analysis to the circumstances of a particular property.

Nearby agent activity shows branches around the selected market, their live property counts and their share of the competing stock. It adds an agency-level view to the property-level analysis.
